Modena Road 1 is a transformative reimagining of an Edwardian house near Hove’s Poets’ Corner, delivered in close collaboration with interior designer Jasmin. The project involved a rear extension, partial rebuild, and complete loft conversion, creating a closed-plan layout that balances defined zones with a natural sense of flow. A split-level arrangement was introduced in the extension, initially to meet planning requirements, though successfully zones the kitchen and dining spaces, maximising light and usability.
Sustainability was central to the design approach, integrated alongside retained period detailing and expanded where possible to enhance character. Structural complexity defined the build, including the removal and reconstruction of the entire roof and resolution of significant issues uncovered during works, such as missing wall ties.
Planning consent was secured smoothly through proactive engagement with the Local Planning Authority, including agreement to reduce extension heights to address concerns. The result is a home that combines heritage sensitivity with bold, practical interventions for modern living.
Widely recognised, the project has been featured in House Beautiful (March 2025), Metro (November 2024), and on George Clarke’s Old House New Home (Series 9, Ep 2). This project represents the second major house renovation undertaken with Jasmin, continuing a successful creative partnership.
