Manor Way is a comprehensive renovation and phased transformation of a mid-century bungalow in Lancing, conceived as a calm and functional home that evolves over time. The design fuses Japanese minimalism with Scandinavian warmth, creating interiors that feel serene, light-filled, and deeply connected to the garden. Outdoor space plays a central role, with the garden divided into four distinct zones for sitting, dining, playing, and storage, reinforcing the sense of harmony between inside and out.
Internally, the aesthetic is pared back yet rich in detail, combining simple natural materials with bespoke craftsmanship. Collaboration with Claremont Interiors delivered quality built-ins and furniture throughout, such as a fully bespoke kitchen and matching custom dining table. The kitchen island exemplifies attention to detail, featuring dropped edging, a fluted end, and hidden doors that elevate everyday functionality into a design statement.
The transformation is structured across three phases to ensure deliverability and minimise disruption. Phase one involved a complete strip-back of the property, removing walls, floors, ceilings, and windows to create a clean slate for reconfiguration. Phase two, now underway, introduces a side extension to provide a new main entrance, hallway, WC, and utility room, paving the way for phase three: a loft conversion that will add bedrooms and a bathroom. Future-proofing was embedded from the outset, with structural elements such as joists and beams installed early to support later stages.
Energy efficiency was a priority, with the building wrapped in external wall insulation and roof insulation significantly upgraded. These measures, combined with the phased approach, ensure the home remains adaptable and sustainable for years to come.
Planning presented significant challenges, with initial proposals facing strong opposition from neighbours. The design was carefully adjusted to allow key elements to be delivered under Permitted Development rights, reducing reliance on formal planning consent and enabling the project to progress without compromise.
The project embodies the spirit of renewal, creating a home that grows gracefully over time while maintaining core principles of simplicity, warmth, and connection.
